Evidence and practical analysis
Guides use primary government, program, manufacturer and first-party market references where those sources support a factual claim. Links identify the scope of the reference. A source about a national category is not represented as a survey of Illinois closed transactions.
Practical checklists and transaction questions are editorial frameworks. Numerical examples are labeled as illustrative; calculator inputs are assumptions chosen by the visitor. Neither predicts a result or constitutes an appraisal, loan approval or legal or tax opinion.
Financial benchmarks
When referring to sold-business multiples, we identify the reporting source, observation period, income definition and national scope. Asking prices are distinct from completed reported sales. SDE, EBITDA, managed-store cash flow and real-estate NOI are not interchangeable.
Our central historical benchmark is BizBuySell’s national laundromat category for reported sales during 2021–2025. Its published sold earnings multiple median is 3.50×, with lower and upper quartiles of 2.72× and 4.50×. These figures are context for a comparison, not a price recommendation or a range guaranteed to contain the value of any store.
City housing data
The market profiles use Census 2020–2024 ACS 5-year estimates for housing tenure, units in structure and year built. Population figures use Vintage 2024 incorporated-place estimates. Land area and internal place coordinates use the 2025 Gazetteer. The periods and universes are shown because these measures describe different things.
Renter share is renter-occupied housing units divided by occupied housing units. Multi-unit share uses structures with two or more housing units divided by all housing units. Pre-1980 share uses housing built before 1980 divided by the housing table total. Sampling uncertainty, geography and the age of the observation matter. No table directly establishes in-unit laundry access or demand for an individual store.
Authorship and review dates
Jason Taken is the named editorial author. Pages show a reviewed date when the material has been revised. A new calendar year alone is not evidence of a substantive update. Specific transactions still require qualified professional review of the current facts.
AI-assisted work and images
AI tools assisted with drafting, organization and site implementation. Generated content is reviewed against the stated sources and editorial scope before publication. Illustrative laundry photographs were generated with AI and are labeled. They do not show a represented business, a customer result, a transaction or actual staff.
Exact calculations, housing tables and comparison graphics are rendered from recorded data or explicit inputs. Generated photography is not used as evidence of a location, machine specification or business performance.
